If someone wants to price their home, there is one piece of information that is incredibly important to get right. It is the square footage! Of course, that goes without saying. Often, homeowners, agents, and others base their value opinions on square footage obtained from public records, usually because it’s free and, in most areas, available to the public. Let’s talk about why relying on square footage reported in public records, can lead to trouble.
Let me share a few more examples with you, that will demonstrate why you should have your home measured before you sell it. Earlier in the year, I appraised a home to have a market value that was $28,000 higher than the contract price. Why? The home was just over three hundred square feet larger than public records reflected. Most data in public archives comes from tax assessment records, which are notoriously inaccurate. Why? The tax assessor, often known as the property value administrator, typically does not conduct onsite visits in most areas. Which is why this is a good example of If the agent had it measured, they could have sold the home for tens of thousands of dollars more. The seller will probably never know. And it’s a good thing! If I was selling my home and found out that I could have sold it for $28,000 more than it did, I would not be a happy camper.
If you believe that the square footage they have on file for your home does not match the home’s actual size, you can check whether you are paying an excessive amount in property taxes. Your annual property taxes may go down if the value of your home is significantly lower than what it was initially estimated to be.
It’s always better to know upfront how large your home is. By the way, the same holds true if you’re buying a home. Make sure that you know the accurate square footage before you buy it. As the examples I shared with you demonstrate, not being educated on what your home’s square footage really is can cost you tens of thousands of dollars.

Second Floor Standard Residential Service is 12 cents per sq. ft. times the total second floor square footage space. This applies to all floors except the first floor.

Total Home Square Footage Above price list is for a single and multiple story residential homes. There will be an additional charge for duplexes from $25 to $50 due to the fact that we must measure a part or the entire internal walls to arrive at the width and length of the duplex due to one, or both, sides of the duplex are joined to adjacent duplex structures.
The cost for measuring in Residential Service for additional floors/levels ( 2nd, 3rd, etc. or basement) is 10.5 cents per sq. ft. of the total additional floor/level measured square footage.
Additional Charges: If there are any vertical walls under 5', a second drawing will be generated to indicate those walls brought into the room to a height of 5'. There will be an additional charge $35 to $75 for the second drawing.
There will be an additional charge for structures other than the primary house structure of from $25 and up depending on the square footage of the additional structure(s).
There will be an additional charge of 3% plus $0.30 applied to the normal charge if paying online with a regular credit card via PayPal for our services.

Note: We must have some form of payment before we can share the information from the site measurement. No payment, no information. No payment, we own the information not the client. Builders will be invoiced for our services on new homes and the invoice will remind the Builder that payment is due on receipt of invoice.
A Special Note about Standard Res. Service Second Floors The cost difference between the first and additional levels is due to having to measure and put into the drawing two thirds to all internal walls to make sure we are placing all external walls where they belong from room to room. Once we finish the initial drawing, we remove all internal walls, add the linier footage around the second floor and mathematically calculate the square footage of an external wall and add this square footage to the internal square footage. All this takes much more time to place in the computer and, later, preparing the drawing for the client. Keep in mind that if we only measured the internal square footage of the second floor we would only be giving you usable or livable square footage, no total square footage. Removing internal walls in drawing and calculating the wall square footage can add between twenty and forty-five minutes to the time it takes to calculate the square footage of the second floor. This additional time factor is why we charge differently when measuring second floor, third floors, and basements, etc.

Normally you will receive the drawings the same day the measurement service is completed but no more than 24 hours after completion of the measurement.

Single-level homes can take anywhere from thirty minutes to an hour to measure. Homes with multiple levels are a much different story.
Due to the fact that we cannot measure the outside walls as we do on a first floor, we must measure from the inside of an additional level. In order to know where the external walls are from room to room, we must measure, and put into the drawing, all internal walls that connect to an outside wall.
Once we have measured around the additional level and back to the starting point, we save that drawing noting the last wall measured to first wall measured difference both vertically and horizontally. All this measuring and putting internal walls into a drawing takes time.
The larger the additional level(s) the more time it takes to complete the drawing. Next, we take out all of the internal walls, which leaves us with the internal shell of the additional level. We then copy this shell and reopen the first drawing of the additional level and paste the shell directly over the initial drawing to make sure we removed the internal walls correctly. We then add up the linier footage of the internal shell and mathematically calculate the square footage of a wall around the additional level.
We then have the computer CAD (Computer Assisted Drawing) program calculate the internal square footage and add the wall square footage around the additional level to the internal square footage. Finally, we subtract any voids, enclosed stairwells and mechanical roooms we find on the measured level from the calculated square footage to give us the final square footage of the additional level. Obviously, this entire process takes time. A one or two room (200 to 300 square feet might take thirty minutes. One thousand square feet may take an hour and a half to two hours or more to complete.

On single level homes with an attached garage you would receive three different drawings. All drawings are put on our letterhead paper with an explanation under the drawing. On multiple floor houses you will receive additional drawings. After payment is made, we will email the drawings to whomever paid for our services, usually same day but no later that 24 hours after the services have been rendered if we have been paid.

A central furnace connected with an outside air conditioner that has supply vents in all major rooms and return vents in designated rooms.
There are large outside units that supply both heat and air to the house and thus do qualify. Split units, a relative new innovation, also qualifies due to having both an outside condenser unit and an inside unit mounted to a wall for single room heating and cooling. A room addition must have at least one supply from the central heat & air unit or a split unit. Single unit wall or window mounted units do not qualify as part of the central heat and air supply and cannot be counted as under central heat and air. We do measure such rooms to give you and an appraiser the square footage of the room.
